Useless management company, advice please

Have a house 180 miles north of here that we rent out, last tenants wrecked the washing machine and let the water from the bath regularly flood into the kitchen below (kitchen ceiling in a mess). The smell and mildew in the bathroom was disgusting. Floorboards and lino needed replacing.

These tenants moved out and the house was checked by the letting agency a day later and I was told it was fine. I asked for them to hang on to the deposit until I had checked the house and I then found the terrible kitchen ceiling/washing machine and bathroom floor when I drove up there.

The manager came straight to the house on 26 July and said it would all be sorted out and we would be paid back the £204 it cost to buy a new washer.

It is now Oct 3, I still don't know if the bathroom has been fixed and I haven't had my £204. They all pass me from pillar to post when I ring, I leave messages, no one phones. I speak to the manager but she is the one that lets me down all the time. She must be answerable to someone else.

What can I do? The company is called Temples and they are a Cheshire based company and I don't mind telling you as at least it might stop someone having the same stress as me in the future.

Are they a member of any associations you can report them to ?
You need to start small claims court proceedings, but who has the deposit and have you photographed everything and has the house got tenants in it now ?
