Indemnity Policy - Who pays?!

DP is selling his new built flat (its 2 years old). When he purchased it from the developers he had to take out an indemnity policy.

Now he is selling it the buyers have asked him to cover the cost of the new indemnity policy which will reflect the higher purchase price. Is this usual for the seller to pay?

It depends what the indemnity is for?

What risk are they talking about?
