Guarantor for a mortgage?

My dh is self employed, I am SAHM. We know we can easily afford another mortgage (would keep current house to rent out) but don't have 3 years books yet. My parents are brilliant and would 100% go guarantor for us. Is this a realistic possibility? Would a lender accept this? Thanks in advance!

I'd suggest that you speak to a broker - I worked for a high street bank and we didn't offer this so I think its likely you would need to shop around. Some will accept 2 years of books, could he do that?

Also don't forget that you would need to change existing mortgage to buy to let, so your interest rate would increase.
