Surveyor - what to expect ?

Our purchasers have arranged a valuation survey for Thursday. EA reckons it should only take about 45 mins so assume it is more a cursory inspection of the property and looking for potential problems which could affect the value of the property on which he may recommend further investigation .

Have the kids off so the place is cluttered and untidy and our garage full. To what extent will he need access to places such as the attic and cupboards ?

i think a valuation survey is only a quick one, like you say. The guy who did ours did look in the attic, boiler cupboard and garage.

Usually I think they like to stick their heads in the attic to see the state of the roof. They tend to poke walls & window frames for signs of damp & whatever they can see of the roof from the ground. Dont think they would check cupboards - its more general structure

don't sweat, it will likely be a non event. don't bother tidying up for him.

DP reckons that with the absolute basic survey (that is the valuation one isn't it?) they pull up in the car outside, glance over to check its got walls and a roof, tick the boxes and drive off .

On a more serious note I think its like the others have posted -a brief look around, popping head in attic, prodding walls that might be damp etc

Thanks . I am expecting the bare minimum but don't want to give him cause to be so vague as to create doubt.
