Letting agents fees

I am moving from the US to England and I have received 2 different quotes by letting agents for their fees- 300 + VAT and 475 with no mention of VAT. Is this really what letting agents charge on a 650-700 per month flat?

If that's for checks etc it sounds about right. I suspect you'll find that the second price does include VAT: generally prices in the UK for things aimed at consumers (not business-to-business) do.
