Do they just give you a mortgage based on your working annual income or do they take into account any money that you receive for Tax Credits as well?

Some lenders take tax credits, child benefit etc, but a lot don't. Go and see an independent mortgage advisor - if you need to have it taken into account they will find you a good deal with one of the lenders that include it.

Give me a shout if you need any info!! Grin
