We yesterday found out that the valuation flagged up that there was damp & that will be £500 + to rectify.
My car failed it's MOT and needs £530 to repair
Now my solicitor has just found out that the fax requesting the money never appeared & we won't be completing
Does anyone want to tell my husband that it isn't going to happen today - he is angry enough at the moment this is going to take him over the edge

Did you exchange before reading the valuation report? Is this the lender's valuation report? Did you not have a structural survey done?

I hope your not in a chain as your buyers will still be expecting to move in. Hope you get it sorted as soon as possible.

We are doing a similtanious exchange & complete and luckily we are not in a chain
also luckily I work for our solicitors & they may bridge the money for us so we can still complete

well we ended up having to pull out as the mortgage company wouldn't accept my ID as my marriage certificate is older than 3 months and my passport is in my maiden name
but we have just got hold of a 3 bed bungalow to move into tomorrow
