I am splitting from my husband. He is buying me out of the mortgage and i will get £50k. I don't think I'll get a mortgage as I earn £17k working part time although am trying to get a full time job. I planned to rent initially but have been told by a letting agent today I wouldn't get a property as my wage is too low, despite the fact I will have £50k in the bank which will pay my rent. They may potentially but it would have to be in my bank for 6 months first.

Is this standard across the board? Just looking for advice on what else I can do. My parents are retired so unable to be guarantors. I have arranged a mortgage appt just to see if I can do anything although I think it is doubtful and have asked for a call from CAB. Thanks x
