Single Mum looking for buddy up/houseshare SE London

I am a full time working Mum with a reasonably demanding job in the city. I have a lovely and sociable 2 year old son and a very friendly cat.

After 6 months since split with husband I am working myself into the ground with a mega commute to London while Mum and Dad help with ds, I am ready to settle again in SE London. I would love to buddy up with someone in a similar position to find a nice house with garden. My budget is £1000pcm ex bills and am available immediately. Ideal areas are Brockley and along the overground line (Forest Hill, Sydenham, Crystal Palace, or even Blackheath or Greenwich. I have been looking for a large place with intention to find sharers (as would pass referencing on my own no problem) but LLs and letting agents don't seem to like the fact that I don't already have someone to share with in mind.
