Keyworker housing

Can't afford current mortgage but eligible for keyworker housing. Anyone had any experience of it? Can you pick & choose where you want to live? Can I be fussy about catchment area etc?

All I know is around here (London) when a new development is built 30% of the flats/houses have to be 'affordable'. However of that 30%, 70% has to go to the council so a very small proportion is actually for key workers. Don't know if this is a nationwide rule or if it is just in some areas.
