Highgate or Surbiton?

Hi,

Hope Everyone is well.

Option to move to one of these Areas (From Crawley) & wondered if anyone could give insight as to which they prefer/better.

Work from Home so Commuting isn’t problem

Surbiton Property is Semi in nice Road towards Tolworth, Highgate is a on Main Road (Archway Road I think) only 5 min Walk to Station.

Did find Surbiton very nice, however a bit Boring/Depressing maybe. And some would always say more Central = Better

Thanks!

Highgate is a nicer place. But I wouldn’t want live on Archway or any main road.

Surbiton is more suburban but a quiet semi would be preferable to a main road.

The options seem a bit extreme? Can you find somewhere quieter in Highgate?

hellospring26 · 18/08/2026 15:09

They’re not really comparable. Surbiton is a nice bit boring suburb, better than Crawley though. A main road in Highgate wouldn’t appeal to me but I’d prefer Highgate over Surbiton.

MoodEnhancer · 18/08/2026 15:17

I lived in Highgate for a couple of years and didn’t like it because I found it boring. But I would still pick it over Surbiton because it’s less boring than Surbiton (sorry!) and the tube is fast and reliable and can take me to places I do want to go to. More central = better is absolutely my view. Also, easy access to Highgate Woods is a real bonus because it’s such a lovely space. I used to walk there almost everyday.

Is there a reason that these are your only two options? There are lots of places in London you can move to that personally I would pick over those two options.

Do you have dc?

CoolEagle9895 · 18/08/2026 15:39

Hi,

Thanks for replies so far, much appreciated.

Should’ve said: Between these 2 Properties as I’m Renting from either Friend or Family for another Year whilst save for Deposit.

Won’t find anything like these Properties for the small amount of Rent I’m having to Pay anywhere else in London.

This is definitely a tough decision! Also I’m a Young Single Mum Late 20’s so I guess Amenities are also important. But Kingston I visited was very lively

Thanks for reply. They’re Friends/Family Places I’ve got the option to Rent very cheaply for 1-2 Years, Nowhere else comes close to as good deal.

Archway Road (the A1) is really well connected and there are lovely areas all around but living on the road itself would be super busy, very polluted and noisy. It's also a steep hill. How old is your child?

fanmenow · 18/08/2026 15:48

With a child I would go for Surbiton, good schools & safe & lots to do in Kingston

Surbiton is close to Kingston, Hampton Court, Bushy Park, the thames with plenty of outdoor things to do.

With children id say there.

Yes, that makes sense. In which case I would pick Highgate!

Dogwendot · 18/08/2026 18:17

How old is your child? Is school a factor? If school age, you need to consider the disruption of moving them in future when you have to move out. I am going to guess there is very little else that is remotely affordable in Highgate, so if you choose go there am you are committing to move schools in a few years' time. Maybe you would have more flex to stay local-ish if you picked Surbition.

Also, where is your support network, friends family? You're looking at a long journey between Crawley and Highgate if that's a route you'll travel often - so perhaps Surbiton would be more convenient for getting out of London.

Likeiloveyou · 18/08/2026 18:19

Highgate is really nice but Archway itself is a really busy road.

Surbiton isn’t really London. Isn’t it where The Good Life was set? It’s very Margot Ledbetter.

fanmenow · 18/08/2026 18:22

Kingston is definitely London & has been for some time…

penelopepocket · 18/08/2026 18:24

If you’re a single mum then are schools important? I don’t know Surbiton at all. Highgate is nice though Archway Road is very busy. Is the flat actually on Archway Road?

WeddingDressguest · 18/08/2026 18:43

Surbiton is on the mainline and has a fast train to Waterloo that takes 16 minutes. It has been part of London since 1965. People are so fucking ridiculous over this point.

Who'd want to live on Archway Road

holiday22 · 18/08/2026 18:46

I love Surbiton.

Don’t find it boring at all!

how old are your children?

MMAMPWGHAP · 18/08/2026 19:02

Do you go to music gigs? If so look at the events organised by Banquet Records in Kingston. They’re excellent and v good value.
Cycling/walking along the river pleasant too.

Tatenk · 18/08/2026 19:05

what floor is the Archway Road flat? If it’s high then the road itself may not affect you that much. It’s busy but fine and close to so many lovely places. I would choose that over Surbiton any day.

Hellohelga · 18/08/2026 19:15

Surbiton is lovely, on the river, close to greenbelt, Kingston for shopping, fast train to Waterloo. DK Highgate but isn’t it London proper so v urban.

SuperGinger · 18/08/2026 19:23

Highgate hands down, even of you are on the Archway Road, at least there aren't curtain twichers and you have Highgate Woods and the Parkland Walk on your doorstep, the tube, and good schools too.
