I don’t live there but don’t live far, and pass through when enjoying all the fantastic green space and lovely places to walk that are in the area. Old Coulsdon, Caterham, all also good.

Yes, lots of family friendly things to do. Decent schools, lots of places to walk (children, dogs and horses) as near to the countryside. The park has football and cricket teams children can join at a very young age as well as the usual swings. Various childcare places for under 5's dotted around and cubs, scouts, brownies etc for when they're older.

One of the safest places to live within Greater London. No pubs - though there's a couple up the road in Warlingham and one in Selsdon. Every kind of restaurant along the Limpsfield Road including in Sanderstead Village. Has a Waitrose in Sanderstead but also Sainburys, Aldi, Iceland, Tesco within a couple of miles.

Downside - it's only 5 miles from Croydon and it's dull for teenagers, so I'd move before then.
