SE London: please can you talk to me about your loft conversion?

I hope I can ask this in the London forum because it’s so cost-specific that the property group won’t be relevant. Would love to get some intel from any of you who have done a loft conversion in Victorian Terrace In SE4/ SE23 / SE15 recently (not before 2022)

We have your basic three-bed 1890 terrace
Thinking of doing the extra two rooms in the loft because we need an office and guest bedroom.

Quotes are £85K for the basic package, so a very cheap bathroom, no joinery, UPVC windows and basic slate exterior tiling.

Can I ask what you actually spent? And where were the biggest / most costly outlays for all the extras? Our neighbours up and down the street are reluctant to talk cost. We know we don’t want to do mansard angled windows over the back room but we might want to do a wide one.

we imagine we’d also need

  • air con unit
  • nicer bathroom suite than what he has spec’d, i.e little bit more on taps and tiles
  • joinery: shaker or tongue & groove cupboards under the eaves
  • wider aluminium window or in-built window seat in the dormer room.
  • in-built shelving in the dormer room that overlooks back garden
  • redecoration of the hallways and original landing including new carpet
  • our neighbours did advise slightly bigger than usual Veluxes

Thankfully, we don’t need planning permission and we don’t need to lower the ceiling. Is there anything else you wish you had done, or you’re glad you had done? E.g wooden floors or carpets? Did you have enough storage?

And if you’re still reading - room layouts! The £ quote is the same whether we do

A) double up the front with just Velux windows. Spacious, tall shower room with a long window in the middle. Large double with window overlooking the garden at the back.

B) an even bigger master with en suite, plus the double aspect windows, i.e. the big tall window is part of the main master. Large double overlooking the garden.
