Thoughts on Highams Park?

Sorry if posting in the wrong area - first time poster here! We are looking to move to Highams Park. We are currently in Haringey and love it but like being near the forest in HP. We are looking at houses around Vincent Road, Silverdale Road and Beverly Road and wanted some advice. Is the school okay or does it get very busy on those roads? Do you worry about the building work at Highams Park School? Know that there are a few schools coming off those roads so wonder about congestion. But they are gorgeous Victorian houses!! And Beech Hall Road side is too expensive for us.

And is the area nice and safe? We have 2 kids under 4 so thinking about schools too.

Any advice greatly appreciated.

Love Highams Park. Been here 20 years and have always felt very safe bringing up kids in the area, ours now secondary age. The proximity of the forest and lake are brilliant and great for families. Fab transport into London for days out and work. Also a good community feel and some lovely local businesses like Vinotap, Grace and Albert etc.

Houses in those roads are lovely but I would say Vincent would be a no from me. School traffic twice a day is manic and given the school there is for kids with visual impairment mostly there is a lot of minibus and car traffic. Plus the playground, which is great to visit, I would not like on my road due to number of kids heading there.

Yes Highams Park school is being rebuilt but I’m not sure of the impact on the other roads you have mentioned. There may be some construction traffic into the back of the site. Should only take a couple of years though. Once the work is finished there is an exit from the school on the end of Beverley Road which is likely to reopen but this is just kids on foot.

You would be likely to be in catchment for Handsworth Primary which everyone is desperate to get into but all the local primary’s are good.
