Hi everyone, hope that everyone is having a great day. We are just in the last phase of our move to london and we would like to have everyone opinion on where to live.

We are a family of 3 and we will have a car because we would love to visit Uk while in there.

We shortlisted few places (please vote in the poll :) ) but happy to consider others.

We based our decision on few points :

  • good primary school
  • 30/35 minuts commute to waterloo station
  • rent max 2500 pound/month

Thanks to have taken the time to read this post.
Have a great one

I live in north London and you'll struggle with areas like muswell hill / crouch end / east finchley with that budget which are typically very family friendly, and the commute is longer than 30 mins so I think you'll likely need to go south. Im on the app so I can't see where you have put in the poll

I can't see a poll but you could look around Isleworth. Spring Grove and Isleworth Town are good schools. About 25 mins to Waterloo and frequent trains. Your child will have to go to whichever school the house is in the catchment area for.

Sevenoaks in not in London, it's in Kent.

I was expecting a poll on London districts i.e. Ealing, Finchley or Islington etc.

You won’t get much in Richmond for that budget sadly.

Surbiton is a bit better and easy enough to get to eg Kingston.

Weybridge has an ok high street and some nice pubs. It’s outside the ULEZ and a bit better for parking than areas closer in.

Greenwich/Blackheath I can’t speak to but I’d take them over Sevenoaks due to availability of the tube/DLR/overground and bus system.

You will be struggling to find somewhere to rent in Richmond within walking distance to the station for £2500 pcm. It's also clogged with traffic, plane noise can be bad until you get used to it, and the riverside in the summer is a nightmare in the evenings.

I voted for Surbiton as the train links are good and you are near the river and within walking distance to Kingston and the shops there. You also have plenty of bus options when SW trains aren't running for whatever reason they come up with with no notice.

Weybridge would be a second choice, it's a nice location, but again, the traffic is awful. The centre of town is also a fair walk away from the station, and you have very few other public transport options if the trains aren't running.

Another option might be West Byfleet or Walton as they have good train links into Waterloo, and good primary schools.

Greenwich is lovely - there's a lot going on and it's an easy commute to central London.

LaurieFairyCake · 02/12/2024 20:02

Waterloo?

Then Hither Green (14 minutes) Lee, Blackheath

All under 18 minutes, Blackheath is LOVELY

FabulosaTurquoise · 02/12/2024 20:47

Weybridge - ghastly. Full of WankPanzers, miles away from the station

Surbiton - Nicer than I was expecting. Great train links, good for amenities.

Sevenoaks - Not really familiar with, but quite a long way out of London if the trains aren't working.

Richmond - You're unlikely to find anywhere nice on that budget. Tubes are a plus. As a PP mentioned, it gets very chavvy down by the river at weekends.

Blackheath - Lovely, but again will be difficult to find somewhere for that price.

Greenwich - Other people seem to like it rather more than I do, again likely to be expensive.

Hither Green into Waterloo East. Could look further down the line, Chislehurst, Petts Wood, Sundridge Park.
