Looking for a good investement

Hi there,

I currently have a two-bed flat in Walthamstow Village but am now looking to sell and finally try to buy a house in London.

The most important things for me are somewhere that:
-has a good amount of parks/green space
-somewhere that has investment potential/a bit of a hidden gem.
-fairly good transport links

My max budget is £650k and some areas i have heard about considered are...

South London
-Shooters Hill/Plumstead
-Forest Hill

North London
-Walthamstow/Leyton
-Harringey/Horsney

Would love to know your thoughts on these...or open to suggestions!

New Malden is up & coming

Parts of Sutton are very green & the schools are great.

Not sure there is anywhere in London you can guarantee a great investment these days!

Forest Hill is lovely but I think you’d struggle to find a house for £650k.

this is more towards brockley (which I prefer to Forest Hill) and within budget.

i love SE London and there are definitely houses within your price range.

I always suggest Hanwell. I've got a very good friend who lives there and it's lovely, on Lizzie line too
