Relocating from London... HELP

Hi all,

My partner and I are relocating from lovely London, we are currently based in East Dulwich which we ADORE. We will be buying a house next year and are hoping to start a family in a few years’ time, unfortunately we cannot afford a house in Dulwich on our £450k budget.

We love St Albans but it's also too pricey as we’d like a large 2 bed house at the minimum, ideally a 3 bed house.

We've looked at Tonbridge in Kent as the transport links seem to be good and we quite like that it's close to the countryside and also to Tunbridge Wells which seems to have quite a bit going on. It doesn't quite have the Dulwich feel which we love but it does seem to have lots of restaurants, bars etc.

We're thinking Kent/Essex way will be cheaper than Surrey way however we did really like Farnham. We think Farnham is probably going to be pushing it with the travel, we wouldn’t want to spend longer than 90 minutes travelling each way, we both work in central London (Goodge Street and Bond Street).

Any suggestions would be hugely appreciated. We'd like to meet likeminded people so popular places amongst fellow London relocaters in their late 20s/early 30s would be ideal.

Make sure you check the Crossrail route. Places like Southall are good by to be highly coveted!

What about Chingford or Highams Park in E4? Up and coming and still reasonably priced. Lots of green space and good schools. Probably less than an hours commute.

We moved from south London to high wycombe two years ago and never looked back. Great schools, good access to countryside and the most reliable and quick commuter trains into London marylebone. Would highly recommend

We moved from Camberwell to Faversham in Kent around 3 years ago for similar reasons. Best decision we made.

Might be a bit further out than you're looking for but the high speed train is just over an hour to St Pancras. There's also trains to Victoria and, at commuter times, trains to Cannon St and Blackfriars. Benefit of being this far down the line is that you always get a seat 

Lots to do for families and lots of pubs/places to eat in town (although not on the same scale at East Dulwich!). Whitstable is less than 10 mins down the road though and the beach is also a 5 minute drive away.

I'd favour places like Sevenoaks and surrounding areas like Otford, Shoreham .. I don't know these well so check first.Westerham is lovely but you'd need to check tail links
