Where to live in London? 550k budget and primary catchment area

We have a budget of 550k and need a minimum of 2+ bedrooms. It's important it's in the catchment area of a good primary school. We are flexible with where we work, but would prefer to be north or east as we don't know south at all or anyone there. Happy to take on a project and do work to the place. Garden would be a bonus, but not more important than a nice area/community/school. Are we asking for too much?

Forgot to say that it can be a flat, a house would be a bonus, but I doubt we would get that

Enfield! You could get a nice place for £550k and the primary schools on the north / west side of the borough are largely excellent (avoid south / east). It's also a direct train line in to Bethnal Green so you're not cut off from your old life!

Have a look at Watford and Bushey. Whilst it seems far away train into Euston only takes 20min. You can definitely get a decent sized house for your budget.

Woodford, South Woodford, Walthamstow, north Chingford

This one is underbudget and not a looker but gives you a choice of two good primaries within a few minutes walk and is also in catchment for an outstanding and highly desireable secondary:

This is in the catchment of two nice primaries and is by two great parks. I can vouch this is a v family friendly area.

Plus is still quite "London". Zone 3 and I get to work in the West End in about 40 mins. Short bus or train to Stoke Newington, Shoreditch etc.

Another vote for Enfield. Palmers Green and Winchmore Hill are lovely and on the overground going into central London. Lots of good schools and local restaurants pubs parks.

We are waiting to exchange on our first property in this area now - a 2 bed Edwardian house conversion with a lovely big garden, under £500k

If you are in zone 2 and wants to stay North and think Harrow zone 5 woudl be too far out what about Ealing? 2 bed flat there might be possible or you can get a 3 bed terraced house with garden in Harrow for your budget (with very fat 15 - 20 min over ground trains to London or a bit longer tubes.

You can get at least two, if not three beds in z2 if you're prepared to come south of the river... Brockley, for example.

Catford zone 3 - you can buy three bed Victoria terrace with parking and garden. There are a group of Victorian houses over several streets called the corbette estate. They are becoming very popular with families moving in. They have a residence group and closed Facebook group and do lots of things as an estate. Not too sure on schools but lots of families moving into area. Good luck x

We have just had an offer of 445 accepted on 3 bed in charlton. If you can go up to 550 there's a lot I'm charlton/kidbrook/blackheath area.

ex-local authority 3 bed houses in Peckham, Nunhead or New Cross would be within your budget. Good primaries and zone 2.
