Nice areas for £170k budget in Sheffield / Barnsley areas

Looking to buy a house Sheffield way, relocating from the South. I work from home and it’s the only way I’m ever going to get on the market as it seems affordable and still nice areas close to countryside. Budget is £170k for a 2 bed with a garden for the dog, in a quiet location to wfh etc. A safe, low crime area is important as I worry I’ll end up buying in a dodgy area / on a dodgy street without some local help!

Areas I’ve been focusing on are below - have visited a couple of weekends now but would love some local knowledge.

I’ve seen houses in High Green and Deepcar which fit my needs and think they’re ok areas, are there areas to avoid in these places? Also looking in Chapeltown and Ecclesfield but nowhere has come up yet that is right for my budget. Stocksbridge I didn’t like as much on first impression driving through (prefer the quieter village feel), Wilthorpe in Barnsley has also come up with a nice house but no idea on that area. Any other suggestions? Thank you :)

Wilthorpe in Barnsley is nice, as is Gawber, Pogmoor and Barugh Green (Bark Green) which are around it. There is also Staincross, Darton and Higham that side. And Cawthorne but that’s an expensive area. People are snobby about Barnsley but it’s safe, the people are friendly, it’s surrounded by lovely countryside and it’s relatively cheap for a 2/3 bed.

I live near Darton and it is fab. Nice village, couple of decent pubs, lovely walks for your dog and really friendly. It also has a twain station with hourly trains to Leeds and Sheffield.

There's a brewery and gin distillery which makes a bloody delicious gin. A few pretty decent places to eat and Cawthorne (Cannon Hall Farm from channel 5 fame) a nice ice cream farm and the yorkshire sculpturepark nearby.

Barnsley town centre is actually quite nice, lots going on, a few decent bars / food places, nice market and a decent art gallery with different events.

I'm originally from the north east, but really love living here.

Ecclesfield is great if you like quiet, the prices are definitely within budget: https://www.rightmove.co.uk/properties/157582055#/?channel=RES_BUY. Norfolk Park is another area which is fantastic value and has the bonus of great connections (walking distance to trains, trams and the city centre).

Barnsley will be cheaper. Try Elsecar Birdwell and Hoyland all near to beautiful countryside

@Hallamlass yes Chesterfield had cropped up but after (admittedly only a tiny bit of) research I worried it wasn’t very safe? But I saw areas like Hasland and Brampton were maybe ok so I think I need to relook at this more with you suggesting it also. What areas there would you recommend for quiet, safe, in my budget?

I think those areas seem ok (although have lived in chesterfield less than a year!) but you definitely get a lot more for your money and it's really close nice countryside and a lovely country park etc for dog walking. I wouldn't say it's any less safe than some of the areas of Sheffield you are looking at but it's a very different vibe for me having lived in quite an affluent area of Sheffield before so obviously depends on where you are coming from. This looks nice 🙂

@Georgie126 I'm sorry, I don't know Chesterfield well, I'm sure others on here could be more helpful!
I just know that a colleague could only afford to buy in quite a rough area of Sheffield, but he bought a house in what seems to be a really nice area in Chesterfield, for the same budget.

Have a look around Aston, Swallownest and Aughton. Near junction 31 of the M1 and about 20 minutes into Sheffield. Safe, and plenty of amenities, if not exciting.

stocksbridge /deepcar are nice lovely area lots of greenery plus fox valley. Dodworth is nice. The area near endcliffe park (can’t remember its name) is nice.

I used to live in Darton and it was a nice place to live - used to commute to Leeds to work. Friendly place to live and Barnsley has definitely improved so much over the years.

Now live in Penistone which is gorgeous and absolutely love it here but houses are expensive as the secondary school is good (one of the reasons we live here).

Just seen this and thought of your thread. Nice area. Low council tax. Good transport links (train station and buses). I think prices are increasing here as other areas like penistone are pricing people out (so probably won't be long before this area does the same).

I think the house prices in Chapeltown reflect that it’s not a shit hole. Almost all the areas mentioned have nice bits and bad bits. I know them all the areas and villages around the Rotherham/Barnsley/Sheffield border well

The prices reflect that it’s close to the centre of a city. It’s still a shithole. I grew up near there.

It’s 9 mile from the city centre and a stones throw from open countryside - do you mean Chapeltown Leeds? I’m referring to Chapeltown Sheffield

We have friends who live in Norton S8 theres a huge park I think it was called Graves park but not too sure easy access to the Peak District 20-30 minute drive when we last visited.

The other area our other friends live is Dore but that’s quite pricey (it’s nicknamed millionaires row but most of the houses are inherited) where they are from what I can remember there was a school the other end and it was a bit cheaper that end again also close to the Peak District.

I’ve heard Crosspool, Crookes (I think that’s a student area) and Walkley are nice. No idea of the prices though. Hope you find something.

You won't usually get much in Crookes, Crosspool or Walkley for that, other than a terrace without parking.
