Relocating to Warrington

Hi all,

Myself, husband and son will be moving to Cheshire in a couple of months. We have done some scouting around and although in an ideal world we would rent in the area around Stockton Heath, there isn’t a great deal on the market….

We have considered all the “nice” areas that people have mentioned on other posts on here such as Lymm, Culcheth, N-L-W but again there isn’t a lot available.

Was hoping someone could recommend some other areas that we can add to list to widen our search. Would like to be in a catchment for a good school, 3 beds, upto £1300/£1400 per month.

Ok so as I can’t try this for myself, what sort of commute would i be looking at for say Northwich to Warrington and Chester to Warrington? Would be driving, likely starting work at 9, finish at 5.

I have Google mapped it but obvs I’m guessing not that reliable….

You can use Google maps and set a leave at time.

Doing that:

Northwich to Warrington leaving 8am Tuesday 12th September
Three different routes

  1. via A559 and A49 - typically 28–50 min (Arrive at about 08:50)
  2. via M6 - typically 30–55 min (Arrive at about 08:55)
  3. via M6 and Manchester Rd/A57 - typically 30–55 min (Arrive at about 08:55)

Chester to Warrington leaving 8am Tuesday 12th September
Three different routes

  1. via M56 - typically 35 min to 55 min (Arrive at about 08.55)
  2. via M56 and A562 - typically 40 min to 1 hr 5 min (Arrive at about 09:05)
  3. via M56 and Manchester Rd/A57 - typically 40 min to 1 hr 10 min (Arrive at about 09:10)

The reverse leaving about 5.30pm adds about 5 mins onto the journey.

I do find the times on this pretty reliable (unless there is an incident), but you need to put in the departure time. I'd lean towards the longer times as a rule though. You'd be lucky to do Northwich to Warrington in 28mins at that time tbh. 50 mins looks about right. As for Chester, I'd say its probably fairly similar tbh - traffic doesn't build up as badly on the M56 at that point and the A56 at that point compared to other directions. Its just further.

BUT it depends on where around Chester you'd opt for. It can be a ballache.

The big cavet is there are fairly regular issues with the traffic on the M56 and M6. The M6 gets a BIG closure about twice a year and its about the same with the M56. But more minor issues are much more common and can be a right pain. Its not a fun commute.

ok so perhaps Frodsham might be a happy medium….

we looked at Frodsham before but again, not much on the market, might just have to go with whatever there is hope for the best 😂

I don't know Frodsham well enough to say whether it's nice or not if I'm honest. But don't go near Runcorn with a barge pole as others have said.

If you need to be in Warrington OP, don't mess about living in Northwich, much easier to just live in Warrington.

What are you thinking in WA5? It may or my not be my my specialist subject Wink

yeah i guess that’s the whole reason for the post… everywhere that’s been recommended is possibly out of our price range, or too far of a commute, but work is very likely to be in Warrington… so where else is alright in terms of commute/safety/nice enough that we can afford 😅

Whereabouts in Warrington? It's a pain to get from one side to the other in rush hour! You said you liked Stockton Heath, it is lovely but £££ but you could add Appleton, Thelwall, Grappenhall, Grappenhall Heys into that mix. So WA4 but not Latchford.

Otherwise, have a look at WA5, Great Sankey, Westbrook, loads of new houses on Omega would all be good for you too.

Look at Frodsham-has a direct train to Warrington. Much nicer I think, a proper community, thriving centre and lovely walks on your doorstep. Even the nice bits of Warrington are not great unless your budget is £££. I used to live there and commuting is doable to Manchester, Warrington or Chester. Nice restaurants and lovely park with cafe and arts centre. Otherwise, Manchester suburbs would be a better bet than Warrington-maybe I’m biased but Warrington a bit grim-unless you can afford the lovely bits.

Urmston, Flixton way is now as expensive or more expensive than all of South Warrington and is generally considered less desirable. Alty way is simply out of your price range. You'd have to go north of that and tbh it wouldn't be my choice. You'd be better to look within the Warrington boundary around Glazebury area if you were going to go in that direction tbh.

Have you look at Newton-Le-Willows. That’s a nice town in an easy commute to Warrington but on the North side.

I working suggest that as it's already been shot down by @catlady2222 for being near Murdishaw Confused and having Runcorn on its address.
Great high school there though.

Much of Padgate is fine, particularly longbarn and fearnhead. Up round the high school is to be avoided but most of it is nice. Most of Woolston is fine. Latchford is hit n miss and I wouldn't personally. Cinnamon Brow is nice. If you get to the point of seriously considering anywhere, feel free to send it to me and I'll tell you what it's like. I know the place inside out.

Yep, that's absolutely fine. Cracking spot. Motorway noise of course but you soon get used to it. Easy journey to Padgate or Birchwwod train station, easy journey in to Warrington and straight on to the motorways.

@omgsally so nice/sage enough for families? The school in Woolston I think has outstanding status with ofsted so that’s why I thought this area might be a goer!

Perfectly nice and safe. There's nothing interesting there amenity wise. Bit of a walk to a parade of shops with a chippy, a pub, a cafe, hairdressers and a mini tesco. There is a fabulous walk along the river just across the road. You can walk all the way to Lymm and Thelwall.

@Dmblover places like Timperley and Sale now only something to modernise in your price range. However, I’d choose Reddish or the Heatons near Stockport over Warrington any time. Easy to get into the city centre and airport any time. Accessible for the Peaks. And far nicer as regards eating out and cultural life than Warrington.
