Relocating to Warrington

Hi all,

Myself, husband and son will be moving to Cheshire in a couple of months. We have done some scouting around and although in an ideal world we would rent in the area around Stockton Heath, there isn’t a great deal on the market….

We have considered all the “nice” areas that people have mentioned on other posts on here such as Lymm, Culcheth, N-L-W but again there isn’t a lot available.

Was hoping someone could recommend some other areas that we can add to list to widen our search. Would like to be in a catchment for a good school, 3 beds, upto £1300/£1400 per month.

We originally liked the idea of Nantwich but there are a lot more jobs around Warrington/Manchester which is why we were going to base ourselves around that way.

I have some interviews this week and next so that might help whittle it down a bit….

I would look at some of the rural Cheshire small towns villages - only 20 mins from Northwich and excellent schools and community. You can get a surprising amount for your money even in the desirable towns and villages. This is Tarporley and a property just an example from a search but I know it’s a lovely, desirable area and short walking distance to excellent primary and secondary.

If you are set on Warrington, south of the canal is the ‘desirable’ area. It’s got a lot of inequality. Prices are also a bit higher for what you get property wise.

Northwich wise there are some nice and quiet new estates and some decent areas although parts of town are going a bit downhill recently. It does benefit from the new investment Barons Quay, decent cinema places to eat etc and the town centre itself is nice with the old black and white buildings like the library.

yeah I mean in an ideal world we will buy where we rent, or at least very close by, so that hat we don’t need to change schools again.

I guess that’s why I have shied away from Knutsford and Altrincham as we would likely be looking at around a budget of £350k and would want a 3 bed semi….

You may find you struggle with that budget in much of South Warrington for a three bed semi if I'm honest. It's in part precisely why school admissions are so low in many of the primaries in South Warrington ATM. £400k is probably a more realistic budget if I'm honest. There are a few three beds for less but not a huge number.

But actually I don't think Knutsford is more expensive than South Warrington. Altrincham is, but Knutsford isn't.

Fwiw the primary admissions for last year are still on the Warrington council website. The distance for last year would allow you to move to Knutsford or Northwich and to get a school place in South Warrington and buy inside at a later point.

I personally don't think it's presently a risk to do this. I know this year's entry is less than last years, and it is almost certain that next year's will be even lower from what I'm hearing about nurseries.

@Jamielikescheese Unfortunately that isn’t possible for us :(

For more info, DH already has a job offer, as an engineer he travels around so location doesn’t matter as much for his work.

I currently have a daily commute of 45mins so as long as it isn’t hugely different to that then I don’t mind.

In an ideal world we would live near/around Chester, but I don’t think we will be able to be that picky. At least with renting for the year, we can get to know the areas better and then buy elsewhere if needs be.

Relocating is fun 🙃

South Warrington is nice but the wrong side of the river for the trains, which adds time to the commute. If you’re thinking of living in Warrington best to try before you buy first. Train service looks ok in theory but reliability has been poor over the last few years, and services cut. Though it’s a similar story everywhere in the NW. I can only manage my full time job because it’s a hybrid post now - I just suck up the awful commute as a three day a week misery, I’d be looking for a new job if I had to go back to 5 days.

Not sure where you are coming from but be mindful of the winter months. They are far colder here than the south and also can be brutal with ice/ Snow and the flood water when the snow and ice melts.

What an absolute load of fucking nonsense! That really is a special comment I am going to share with mates and have a bloody good laugh over. It makes it sound like there's Siberian gales and regular tsunamis.

Not sure where you live but problems with ice/snow melt and flood water are not and have not been issues in the South Warrington/ Northwich/ Knutsford area in the last 40 years! If there have been, it's escaped my attention and that of everyone I know.

I think there have been four proper snowman years in that time. The bad weather has last a grand total of two days max before it's driveable again (honestly it's usually more a 24hr blink and you miss it thing). Its more accurate to say that if snow flakes are sighted a klaxon goes off, whereby my mates start praying for a cm, at which point they go out at all hours of the day / night to make a snowman before the snow melts ten minutes later! The Western and Central sides of Manchester itself, I think has had even less snow! I don't believe that record is worse than the SE. The idea that there are regular snowfests is a fantasy.

Closer to the Pennines, Macc and North Manc it's more problematic but not on the edge of the Cheshire Plain. It has its own microclimate.

Re flood water: bits of the Bollin flood at times. I think I saw a large puddle in the road one time. But again, far worse places and far worse problems exist in the south. Plenty of places in the south have far worse issues.

In terms of being colder, it's probably true, but it's more noticeable in the summer than the winter! Once you hit sub 4c do you really fucking care? Stick on a jumper!

I have to say this post really sums up a stereotypical 'soft southern mentality' which makes me face palm. I have heard some say they wouldnt live in the area unless they were on a gated estate before, because the north is so rough - they were serious but had never been north of Brum! (Yes you need to live behind a gate to keep the riff raff of Knutsford out...) That rates as one of my all time most ignorant twat comments I've ever heard (but this snowmageddon is definitely making the top ten).

People from the south have moved up north in their droves and have shock horror survived the winter because they like the lifestyle. Hard as it is with the rampant flat cap and whippet problems.

Honestly, the biggest issues are when the M6 has a closure or significant issue. Or the M56 (to a lesser extent). You need to be on the motorway by 8am to avoid the worst. It can be a total carpark to levels which would be familiar to Southerners. If the Thelwall Viaduct is closed and you are trapped the wrong side, a 3 - 4 hr journey to do 5 miles is fairly normal. This happens twice a year generally.

South Warrington mentality: "Train. What's a train? Why would I use one of those if I have a car?"

As for buses.... They are like pandas.

Travel time from South Warrington to central Manchester in rush hour - generally 1hr to 1hr 15 as a rough ballpark (depends on where you are and when you leave).

If you want to be commuting to Chester, closer to Chester might be a better call tbh. There are nice villages around that way. And cheaper.

I used to live near Nantwich oddly. I'm hardly a foreigner. But it is different to Warrington/Knutsford/Cheshire. Anything north of junction 18 really is into Manchester Commuter belt and that totally changes weather and culture and lifestyle.

It doesn't snow much in Knutsford. Can assure you of that. Further out yes. But not Knutsford. It's not THAT rural.

You said the winters were brutal and there was extensive flooding!

Well I can't say that flooding isn't an increasing problem throughout the country either. I don't think Knutsford is worse than anywhere.

And certainly it's not causing so much of an issue it'd be on the radar of most sane people trying to say that you shouldn't move to the north!!! Which is what you implied.

You are trying to backtrack so fast it's making my sides split!

I don't disagree that the pace of life is different outside the commuter belt. It has a totally different vibe past Northwich towards Chester.

I think the biggest issue the OP has is the budget though. £350 is going to be a push for where she was thinking.

And with that in mind, looking more towards Chester would be a good call. There's some nice bits.

I think the OP does need to seriously look at rush hour travel times though as they might give a bit of a shock.

I totally disagree with @catlady2222about Daresbury. I was going to suggest round there. It's much cheaper, ten mins to Stockton heath and accessible to so many places.
Moore and daresbury have brilliant primary schools.
Don't be put off by places that have Runcorn in their address.

All back onto Murdishaw - or as it's called round here, Murder Shaw. Seriously. It's a shame as Moore could be lovely but given that the drug dealers from Murdishaw go to the local pub there to do their business....

Not to mention the fact that the hotel is now completely reserved for asylum seekers (although better than the gypsies trashing the place I guess) so it's basically a no go zone. Anyone buying one of those new builds needs their head reading.

10 mins from Stockton Heath are also places like Marbury, Anderton and Comberbach - sorry, but you simply cannot compare. Much better high school to feed into also. Bridgewater HS really isn't that great.

Ok so as I can’t try this for myself, what sort of commute would i be looking at for say Northwich to Warrington and Chester to Warrington? Would be driving, likely starting work at 9, finish at 5.

I have Google mapped it but obvs I’m guessing not that reliable….
