elmers end, birkbeck, eden park - what are they like?

We've been house hunting in Beckenham for a while and had kind of disregarded these areas (but work location has changed so they may be viable) - but there seems some nice properties available and I would love any views on these areas.

Hi, Afraid I can't tell you much but I think many people move to the Eden park area for the Langley schools catchment, so quite a family area. Depends what you're after I guess.
