South Woodford: south side of the station

Hello, my wife and I have been looking at houses in South Woodford. The area south of the underground station looks a little unkempt in comparison with the bits in the north.

Does anyone live on the south side of the station?
If so what's it like?
Does it feel safe?
Good place for a family?

It's a lot cheaper!

Both sides are nice, no difference really, south woodford is south woodford!

I live in a gorgeous cul de sac on the south side of station. Nearly all families in the road, friendly. Have had a few street parties in the last few years, nice sense of community.
