It's all fallen through. Building reports all fine, quotes in for re cladding, in budget. Finance approved by bank. Ready to go unconditional.

Eagle eyed DH on reading literally the last page in the property file we got from the council (all 3000 pages of it) notes a throwaway appendiced line that alludes to the fact that the house is built with untreated timber. Despite the previous three thousand pages talking about threated timber, including types of treatment and treatment schedule attached. Turns out, only the ROOF is built with treated timber.

So disappointed.

Yes. Especially as with the timber issue, if we had gone ahead and bought it, when we came to doing the work we wanted to do (I.e re cladding whole house) when we would have applied to council for approval, they would then have not let us do the work without retreating timber. Which would run the cost into about 500k. Which would have bankrupted us.

I had fairly strong words with agent. Words like, moral obligations. Council notified. Estate agent obligations under the law. Those sorts of words.

Not in the same league but I asked the real estate guy when we bought this house whether there was any noise, what the impact was from living next to a kiwi fruit farm. Nothing he said. Nothing except the helicopter that goes all night when there is a frost so close to my bedroom window I can see the pilot. The guy lives the other side of the farm so he knew! Bastard....I never would have bought - lucky this year has been mild but last year only 3 nights but I don't do lack of sleep. They are all scum (except the 2 who are my friends who I am sure wouldn't lie Hmm Grin IMHO.

Well, I don't know for sure if the agent knew about the untreated timber. I'm sure the bloody vendor did though.

The worst thing is, there have been a bunch of builders reports done on the building, including invasive drill testing. All of which turned up that the house is not leaky. Which it isn't. But not ONE of the builders reports picked up on the untreated timber aspect.

It was honestly just down to DH being massively detail oriented, and being in construction project management, and being prepared to read every single page of every document that he turned that info up.

Very very VERY lucky escape indeed.

But I am still gutted, the house was so perfect for our needs :-(

Oh well, according to our neighbours, loads more property come up in summer than winter, so we are best to just hang on......

Well done to your DH for spotting it Frik. I think almost buying a leaky is a right of passage for migrants. Have a BIG glass of wine and try to think of it as a lucky escape.

So sorry Frik but really you have to see it as a bullet dodge - that's what I was told about the leaker we almost bought last month.

They will have to declare to future buyers going forward now the agent knows.

I think I have just been 'marketed'. Ah...t shirts ...my professional opinion is they really work!

So auction not so good. Busy - first house sold for 15% over cv, the second about 80% over, the third around 70% over then our lot... Only us and a phone bidder. We went $11k over our top offer and walked away at that point. DepressedHmm
