Does anyone know the going rate to call out an electician? Dh is away for 2 weeks and the cooker has died :(( Looking at the contract we are liable for all repairs etc under 400 euros...Great :((

I guess I'm just looking for Herd Reparatur on the web??

Bugger, that is a pain.

I would guess that you will be about 60 - 80? an hour, plus call out rate. Not in Germany anymore though, and it will depend on which area of Germany you are in.

Are you sure that you are liable for repairs under 400?? Never heard that before.

Auch per Mietvertrag kann die Pflicht des Vermieters, Reparaturen durchzuführen und zu bezahlen nicht ins Gegenteil verkehrt werden. Eine Ausnahme gibt es allenfalls für sogenannte Kleinreparaturen. Die muss der Mieter zahlen, wenn der Mietvertrag eine wirksame Kleinreparaturklausel enthält. Wirksam ist die Klausel nur, wenn eine Obergrenze für einzelne Kleinreparaturen genannt ist (z.B. 80,00 ?) und eine Obergrenze für alle Kleinreparaturen innerhalb eines Jahres (z.B. 150,00 ? bzw. 8 Prozent der Jahresmiete) und nur Reparaturen an Gegenständen erfasst werden, die dem unmittelbaren Zugriff des Mieters unterliegen. Außerdem darf der Mieter nur zur Bezahlung der Kleinreparatur per Mietvertrag verpflichtet werden - nicht zur Durchführung der Arbeit oder zur Beauftragung der Handwerker. Erfüllt die Kleinreparaturklausel nicht all diese Voraussetzungen, ist sie unwirksam. Dann muss der Vermieter auch für kleinere Reparaturen bezahlen.

So make sure you keep the receipt. Do you have a maximal yearly sum for repairs in the contract? If it goes higher than that, then the landlord has to pay.

Might be worth calling your landlord and asking if he can recommend an electrician.

thanks. I called the landlady and she has phoned an electician for us. They will call me back to make an appointment lets hope they can come today or the kids will be eating bretzels for the rest of the day!

I guess I can't moan too much. There are 2 other things in the flat which need fixing and the landlady is paying for both of those.
