We have had a vacating condition report done and sent to us, all in the required time frame, so all good.
This is a preemptive question really, as we would really like the deposit back as we need the money
The exit report sad things like
"The property has not been cleaned prior to check out.
The property requires a full professional clean.
Professional cleaning required -
Charge to tenant."
The property was not professionally cleaned when we moved in - in fact the entry report has comments like greasy marks to walls, needs a wipe, dusty etc. (and we DID clean it, btw, just didnt get a company to do it. We even washed walls etc, all furnishing covers etc)
"Soiled and marked particularly badly to stairs and
landing.
Professional cleaning required -
Charge to tenant."
The marks were there and noted on entry report.
"Some general litter needs removing inside and out.
Disposal ? Charge to tenant."
There was no trash anywhere. I do not have trash inside my house. Besides which when we moved in there were things like old tvs etc and signs from the REA etc that Dh asked the REA about - we were told it was stuff the LL hadnt had time to get rid of,a nd therefore it was 'trash' and we coudl throw it out. We did throw some of it out, but some things were on the inventory and we left them and we can only assume this is what the check out report refers to??

The entry report noted that it needed trimming etc. Also the snow brought down a tree with the weight and this had been told to the REA.
ANYWAY - after all that, we assumed that we left the house in the same condition (if not better cleaning wise!! there were still things in the cupboards when we moved in!!) as when we moved in...we did not feel it necessary to get a professional in as we were very thorough.
BUT they are charging us for one?? As the report was sent through with an email saying we will get back to you with charges. Which I dont really think is fair, considering all the things are marked on the entry report - we initially thought maybe they hadnt compared them but then got to the garden comment, and this sounds like perhaps they have?
What do you think the chances are of us fighting this if they take our deposit??
They did say within the 14 days they were going to charge us (when they sent the report) but they didnt say how much. That email was almost two weeks ago now and we havent heard anything yet.
