Lease problems

Have asked the lease advisory service but while I'm waiting for an answer.....

my freeholders have served a schedule of dilapidations on us. We are 6 flats, all included under a Head Lease (which I run, for my sins).

They have said we don't have some certification (electrical/gas safety) - we can sort this but they told us it is required under the Health and Safety at Work Act? Is this right?? For a residential property??

Anyone?
