Neighbour appears to let to multiple groups each summer, is this allowed?

Should my neighbour be running what is basically a house of multiple occupancy over the summer?
She disappears off for the summer and leaves lots of random people living in her house (4 bedrooms and about to create another). We have problems the rest of the year but summer is worse as she’s not here.
I feel like it’s not the same as living next door to new neighbours as it’s lots of random different people. Normally at least 3 different groups at the same time.

If it's Airbnb or similar then I doubt it comes under HMO rules but you could definitely report her to the council and they may investigate

It’s not ABNB it’s not registered as anything anywhere. Just random groups coming and going.

And everyone slams doors all hours of the night. Their shower must be faulty as it makes a racket when used.
it’s a terraced house and the noise travels. When the door slams the whole block of 4 shakes!

An HMO licence is needed if there are 5 or more people staying in the house from more than one household and at least one person is paying rent. Some local authorities have tighter licensing requirements than this. If you think your neighbour is breaking the rules, you need to inform your local authority.

Have you googled the address ?Report to the local council if you think they are running a business from there...we lived next door to an actual B&B and it was awful. We were once kept awake by a man in dreadlocks smoking a bong whilst playing his guitar on the front green.

It can't be an HMO as they don't seem to occupy it as their main residence. From what you describe it's all short term holiday lets.

You could also contact HMRC anonymously in case she is not paying tax on the earnings. I would not normally advocate snitching on a NDN who is quietly running a home business that does not cause a problem. However you have reported noise, parking and so on that are causing problems for you and others.

That's a good point. A colleague of mine does at least 9 house swaps a year
