Probate house sale help

AndrewFormallyKnownAsPrince · 02/03/2026 22:54

I posted earlier about selling my mums house after she died. I only got one response suggesting to post again. The co op is dealing with the estate. They have the grant by of probate and all the savings went on the care home fees.

The house will complete on Friday. We exchanged last Friday.

Does anyone know how long it will take from the house sale money (no mortgage) to be spread 5 ways via the co op? Are we talking same day? Week after ? Month after?

I don't know but have you asked the Co op? Can't they give you any estimate at all? Also, are they acting as executors for the estate?

They'll receive the funds the day the sale completes.

If probate has already been granted, there's typically no reason why distributions can't happen relatively quickly thereafter. Assuming they have the payment details for all the beneficiaries and have verified everyone's identity, that is.

But without knowing the details of the estate, no-one can tell you for sure. Plus, as with any business, it'll depend what else they have on and where it sits in their relative work priorities.

If you need it urgently for some reason, give them a call and let them know that in advance of the sale completing, so they have a chance to do any other admin they need and get everything in order ahead of time.

With a recent wider family bereavement, I think it was a week or so for money to be paid to the executor, and once it was cleared in their account they paid it to other beneficiaries. So maybe a couple of weeks all told. Is there an urgent need to get the money?

Maybe ask MNHQ to transfer this to the "legal matters" board. Your question is how long it will take the solicitor to pay the beneficiaries, so that's probably the best place to find some people who have experience.

My partner is still waiting, after the house sale there were last utilities to tie up (after meter readings sent even though some were smart meter). Council tax has been the worst - they haven’t issued a final bill yet even though they’ve been informed every step of the way. Water company said there was nothing to pay but solicitor needed this in writing - then was sent a bill, which then had to be paid before the account is closed! It’s really annoying that the council’s attitude is letting this drag on over a month after completion. My partner and family are hoping it’ll be just a couple more weeks.

There are lots of negative reviews online about coop legal services (also staff report overworked case managers) you really need to contact them although a lot of customers report issues in not getting through, lack of response to emails.

They won't distribute the money until all bills have been paid.
It's the job of the executor to find out who is owed money and they should have done this already.
Do they have everyone's bank details?
They could spin it out for a few weeks if they haven't got all the details they need ready.

I’d add that after all bills have been paid and money ready to be distributed we still found it took a bit of time for the bank to approve the payments to beneficiaries. And one I was due seemed to be held between the sending bank and my receiving bank for nearly 24 hours, presumably for money laundering of similar checks, but it was never that clear.

I’d ask Co-op for specific guidance, they are being paid to sort this process.

To update my previous post, my partner has just called his solicitor and the council have done nothing since last contacted on 13th Feb! Since the other utilities are sorted, she suggested leaving an amount on the tab to allow for this and she’s happy to pass the account to the partners for signing off, then beneficiaries will receive their inheritance. Hope this helps!

As PP have said the Executors will want to ensure all bills/utilities have been paid before funds are distributed. In my late mothers case I had to wait another month after house sale completion before funds received.
