Moved into a private let and discovered the boiler pressure was 0.2 got sent a YouTube video top it up the boiler flue wasn’t sealed outside or inside but apparently it’s safe ? my gut is telling me this is not safe

I'm not a gas engineer, but the regulations require a boiler flue to be fully sealed if it goes through an external wall to stop draughts, water ingress and pest intrusion. Sealing the flue also ensures that the products of combustion can't get back into the house.

My DH is a Gas engineer. That’s not safe.
Why doesn’t the most recent CP12 ( landlord Gas safety certification) pick up on it? You should have a copy, DH gives one to the tenant and one to the landlord.
It would not have passed inspection and would need sorting before issuing correct paperwork.

Hi there thank you so much for your reply, I have literally been made homeless because of this issue apparently it is safe and the gas Saftey certificate says so I’m not sure if there is some foul play going on here but I really appreciate your reply

Check the person who issued the certificate is on the gas safe register. You could probably report them if they are signing something as safe when it doesn't comply with regs.

Hi there yes I checked this and the man is registered, gas board said it should be sealed, also the pipe moved with me just touching it with 2 fingers

I think You could call the emergency gas safety line and they’ll send an engineer to check it.

Couldn’t do this unfortunately as the landlord didn’t give permission

I did and they said because it’s a private let they can’t send someone out without the landlords permission unfortunately feel at a total loss

You shouldn't have to but you could call out your own gas engineer who, if the installation is unsafe will be duty bound to condemn it.

It’s
0800 111999 for the nationla
gas emergency line for suspected gas leaks and carbon monoxide poisoning. They should come out to a private let as I’ve called them out in the past to a private let

How have you been made homeless? Did you move out because you don't think it's safe or the landlord told you to leave because it's not safe? I would just get one of those filler guns and blast some foam around it to block any fumes from coming in.

He has reported shoddy work to them with no effect.
It’s a pity the problem’s not with the meter, Cadent usually come out the same day.
A CP12 might have been issued with an advisory to get the flue sealed, as long as the gas analyser readings are low enough.

‘Blast some foam round it’ Really? 🙄

It should be a flue collar, heat proof silicone sealant or proper mortar. Expanding foam is totally unsuitable.

Agree. We had an ex employee (sacked due to incompetence) who stole a pad of our Gas Safe certs and impersonated the owner's son, signing landlord's certs in his name & they did nothing for years even though we reported it after we were called out to an unsafe installation he had signed off in our name.

I terminated the lease because of the boiler didn’t have heating or hot water and as you see the boiler is unsafe

I have reported him, and yeah your right totally pointless, it was more about my kids safety I have a 5 year old and a 9 month old I had told the landlord the next morning and she totally dismissed me and said there is a co detector so if any danger I’d be alerted I’m sorry but I’m not going to risk my kids in any danger and to top it off I got sent a YouTube video on how to top the pressure up told her I didn’t feel comfortable doing this she didn’t respond until Monday
