Housing association 2 year leak

I rent from a housing association in England, it’s a new build property and I am the first tenant in this flat.

Since moving in, there has been a continuous leak from the ceiling above one of the bedroom windows - every time it rains, water comes through and drips quite heavily.

I reported this within weeks of moving in, months later they sent someone out who tried to fix it but it made no difference.

I let the housing association know, they didn’t back to me so I had to send several more emails and they eventually sent a contractor out who did more work externally, they spent a whole day doing work outside but low and hold, the next day it rained and it was leaking the same.

I’m getting quite worried about this - the ceiling is now completely soft a 10cm radius from the top of the window - there is now a hole where the ceiling is falling in slightly from water damage. The whole ceiling in that area is completely soft.

Can anyone please advise how I can navigate this with the HA? I know they have technically attempted to fix it, even if it has been very slow going - but the damage has gotten much worse over the past couple of months.

Send photos, send videos and explain what you have here and say you are now concerned for your safety as the ceiling could collapse.

Thank you, I have sent another email with photographs explaining how damp the ceiling is and that there is a hole which is getting worse with the rain. I just feel like I’m talking to a brick wall - it takes ages to get a response from them, they never acknowledge my email, even the times a contractor has come over they’ve turned up by knocking on the door. It’s so frustrating, I’ve had to rearrange the bedroom furniture so it doesn’t get damaged by the water

I work for a housing association. If they are not carrying out the repairs put a complaint in through the complaints process, hopefully this prompt will spur them on to sort it. If they don’t sort it out go to the Housing Ombudsman. Make sure you have contents insurance as they won’t pay for damages to your items.
