Housing/ litigation help

Any advice would be appreciated. Thank you in advance.

In 2007 we were struggling financially. My husband was self employed and made bankrupt. We were going to lose our house, and to prevent this from happening my brother brought the house for us using a buy to let interest only mortgage. We have remained in the property since with our 4 children. The intention was that the house would remain ours and would be transferred back to us when we were in a position to obtain a mortgage again. We have paid the mortgage ever since then. Initially direct to the bank and more recently by bank transfer to my brother every month. My brother will send a photo of the mortgage statement and I will transfer the exact amount. Due to interest rates rising we decided we could not afford to keep doing this. We fortunately obtained a mortgage offer and were able to use our foster carers income as a source of income. My brother is refusing to go through with the sale and is refusing to talk to me following a fall out 2 years ago. The solicitor who was acting for him as seller has closed his file as he will not make contact with them. The only contact we currently have is when the mortgage price raises, at which point he will send me a photograph of the statement. He will not otherwise communicate with me or answer any calls. The only person he speaks to is my mother, and if she asks him about this he will tell her that he’s signed the papers and done what we’ve asked of him. He’s not directly saying he won’t go through with the sale, he’s just not doing anything and it’s been 6 months of trying now. We know he is still making the mortgage payments to the lender. We are now working as foster carers and although have an income cannot afford the extortionate legal fees. Nelson’s solicitor want £800 to look into the matter and then £80k to go to court which we obviously cannot afford. Any advice about our rights or other ways to deal with this would be helpful.
