We are selling my late mums house. It’s a 1950’s property which needs updating throughout, we have had an offer which is accepted. The the boiler is old but working do we need to replace it for the buyer?

No. The offer has already been agreed so no need to do anything now.

As above, the buyer has made an offer knowing it's a project house.

The cost of updating will be factored into their offer. Or if it's not that's their problem not yours.

Thanks for your reply, do I have to get an EPC certificate not sure if they would issue one on an old boiler although it’s working?

I thought you had to have an EPC before you marketed the property(unless it’s listed)?

If it’s on the market it will have had an EPC already. Don’t replace the boiler. They may be extended the property or at least having extensive renovations, they might want the boiler moved, they might want a different heating system all together. Just leave it.

I got it wrong we have an EPC🤦‍♀️ it’s a gas service certification I meant to say.

You don't need this, it's desirable I think but buyer will ask if they want this I wouldn't worry

No- its probate- you can just answer dont know to any questions and it is up to them to get a check if they want one

They are going to check it on Friday, I’m waiting to see if they demand a new boiler. Don’t want to loose the sale because it hasn’t been serviced see how it goes. I appreciate all your replies they have been a big help.
