Looking at a house.

on the land registry document it says the following, what does it mean?

RESTRICTION: no disposition by a sole proprietor of the registered estate (except a trust corporation) under which capital money arises to be registered unless authorised by an order of the court.

It means it can't be sold without a court order.

No it doesn’t. It means that it’s jointly owned and they both need to sell it. If only one is selling it they need a court order.

It means that the property is held jointly under a tenancy in common rather than a joint tenancy. eurochick is wrong.

If one person dies then in order to sell it the remaining owner must appoint a further trustee. In practice someone will obtain probate.

In the normal course of events buth owners remain living and at point of sale both are party to the transfer deed.
