I live in a communal building managed by a management company. I own the home on a long lease, so to speak.

At the end of February, there was a stack pipe blockage and everyone’s sewage was coming up through my showers and toilets. I shoveled shit for 8 hours waiting for the management company’s drainage people to come. If I hadn’t been home it would have been flooded with sewage. I have photos of how horrid it was. The drainage people didn’t turn up. Instead I had to call my own drainage person who came at 8pm. I have text messages from the management company woman saying their people turned up
but couldn’t get access. That’s not right because I was home all day and they had 3 numbers to call. She admits this on text - ie she doesn’t believe they turned up. She spent 2 hours on the phone to them after they didn’t come and they said they’d come the next day which wasn’t good enough.

They’re now delaying paying me back the £525 I paid for the drainage people. She said it’s with insurers but there’s an excess - I want my full money back because if all had been well I wouldn’t have paid anything at all. I want the full amount back as they failed to take care of a communal issue. The report from the drainage people said it was communal and the problem was not me.

Is there something I can do? I was thinking of going to the Daily Mail. They are playing me and I can’t let this go. Who else can I write to?

Any excess is their problem, not yours.

If they fail to refund you, you can take them to small claims to get your money back.

I still haven’t been paid and my management company is just ignoring me now. It’s Barratt but they delegate down to FirstPort. Who do I sue?

Firstport are dire, follow their official complaint policy in writing, not over the phone. Mention the ombudsman service. Good luck.

An alternative is a property tribunal. For £525 I'd follow the ombudsman route.

You sue the management company. That is who your contract is with.
