Home Report Survey

I'd be grateful for any advice.

We moved into our house 18 months ago. It has a flat roof which we've just been informed is made of RAAC material. It's 55 years old! We've been advised by a structural engineer to have it replaced, along with the garage roof which is made of the same material. The home report survey was only carried out in May 2022 and this was not picked up.

Wondering if we have any comeback on this? I've contacted the surveyors and am awaiting a response from them.

Is this a Scottish Home report? If so the house construction type , including roofing materials should be noted . So pay close attention to the detail that was written.

Several years ago we did get the surveyors who produced the Home Report to pay for remedial work ( pointing) that they had missed, but it was not a lot of money. We had our solicitor approach them.

If this is a structural survey which you commissioned, again, the same should apply. If you have a mortgage secured on this property, your mortgage company will be interested as will your insurance co, so please speak to Citizens advice or a solicitor .

Yes it is a Scottish Home Report and it was a structural survey that highlighted the RAAC. The Home Report mentions nothing about the construction of the roof other than 'it's likely a felt covering'. The property is mortgaged so I will definitely be contacting Citizens Advice for guidance on where we stand here legally.
