Two storey extension

We're looking to build a two storey extension to our house, we are pretty confident that it falls within the PD rights, however we would like to double check this and ensure it's all legal. This is the first time we're doing such a thing and need a little guidance.

Who can advice us whether it falls under PD rights.

Do we need an architect/structual egineer to create plans.

Do we need a Lawful development certificate? Do we need a Building Control Surveyor?

I would much appreciate any help/guidance. I can see all the rules keep changing too so I want to make sure if in the future we were to sell the house we will not have any issues.

Umm have you tried contacting your local planning office? I'd do that with some pictures/ sketches and rough measurements to explain what you were wanted to do. They will be able to advise. Then seek out an architect.

You'll need to be clear with your budget and factor in costs for potential planning, design, surveys, engineer costs and warrant along with build costs.

I would speak to a company to get advice. My loft was done under permitted development but I still needed a certificate to prove the council had checked and agree. Hope this helps! I used hometales.co.uk I'm sure they could give some initial advice x

You might also need a party wall agreement. Speak to local planning as a previous person suggested
