New build woes - compensation

We bought a new build from a small developer (they build max 10 houses per site) and the property was sold to us for £1.35m.

They have done things that fully contravene NHBC guidance (e.g. no fire door into garage, they installed a chimney flue which clearly stated “Not fit for new builds”), all of which was signed off by Building Control (it is a known fact that they’re friends). They dumped 20 tonnes of pea shingle into our garden, which subsequently collapsed and it meant we had a totally unusable garden from June to September. Over 20 panes of glass were badly scratched when we moved in; I reported this in October 2022 as soon as we moved in, and it’s still not fixed…that’s 15 months by the time it’ll allegedly get fixed (January). They have fixed the issues, but only after persistent chasing on my part.

This doesn’t even cover half the issues we’ve had, but does anyone know if we’d stand a chance of seeking compensation if we went down the legal route?

You really need to talk to a solicitor this. Good luck.

There's strength in numbers... can you speak to the other 9 home owners?

I have no experience but my general feeling is that house builders are bastards so you will have a fight on your hands!
