Return of deposit for artist studio - help!

Hi there,

Looking for some advice. I previously rented an artist studio in London (a signed contract was in place) which I served notice and vacated in July 2023 due to relocation back to Scotland due to a recent life changing health diagnosis. I had the studio repainted before I left and the studio was in much better condition than when I moved in as the previous tenant hadn't bothered. There was someone lined up to take over the studio after I left. The manager asked for my bank details in order to return the deposit the day after I left which I provided.

We are now almost 4 months later and my deposit has still not been returned. It may not seem a massive amount, but to a small business owner like myself it is a lot of money. I have chased 4 times via email and left voicemails but these have all gone unanswered.

My main question is do I have any other routes that I can try to get my money back?

Any help would be greatly appreciated! Thank you!

are you sure they’re still in business?

Yes - they are a large artist studio complex with over 100 artists in residence so they are definitely still in business. It's the manager who isn't replying to emails and voice messages.

Yes unfortunately he is the only contact I have. He has no staff working under him. There are just the owners who I have never seen and don't have the contact details for. He deals with all the contract and deposit stuff. It's very frustrating!

Send a letter before action (Google templates) and then go to small claims.
