Have been given an agreement which bans me from having a water bed , illegal drinking , tells me I have to take out the trash and mentions my parking lot .it is for a rolling one year with 4 months notice required . Is this likely to be a contract the landlord has downloaded off the internet as those are American sayings and is a rolling one year contract unusual ? Is these enforceable ?

An Assured Shorthold Tenancy has to run for a minimum period, I think 6 months. After that, assuming rent continues to be paid accepted, it rolls over and becomes a periodic tenancy. Minimum notice to leave is 2 months so if you've got more that might be a bonus.

I could live with it.

Sounds like an American tenancy agreement. The 4 month notice period is not enforceable in the uk

Is 4 months a usual USA notice period ?

I’m a LL.
Water beds could leak & cause issues. Water thru a ceiling?
Illegal drinking might mean kids under the legal age maybe?
For “trash” read rubbish. Could he be American or live in the States? Actually, he can call rubbish what he likes so long as you understand what he means.
Parking lot? You know what it means. You could query it & ask for it to be changed, but hey, life’s too short.
You could ask him to rewrite the entire document into British phrasing. I probably would but I’m a self confessed pedant!

When your contact end date comes around you will automatically move over onto a rolling tenancy.

He will have to give you 2 months notice to evict you from then on.
Conversely, you only need to give him 1 month notice.
Look up the Shelter web site.
Look up the Govt website info for tenants.
Ask a legal person to cast their eye over your contact.
Do your research before u sign anything.

By law your LL has a lot of legal hoops to jump through. If he is sloppy enough to download a USA agreement, it does not look well for your tenancy.
Finally, look in all the cupboards for rodent droppings! A poster yesterday was having a terrible time with her LL & rodent droppings.
