Advice on leasehold flat sale

Lived in my flat for 15 years. There are only 2 in a block so we have a crossover lease. Turns out when I bought my flat it wasn’t done correctly. I am selling to a cash buyer and their solicitor has spotted the issues. I was unaware as was told I had a peppercorn lease. Any issues with the building and we sort it ourselves with no ground rent. So far it’s been fine.

Hopefully lease is getting rectified

issues:

  1. there was no clause in the lease to say upstairs had to have insurance. I have insurance but trusted they do. This needs to be added into the lease and I need to take out indemnity insurance on a defective lease to ensure it’s adequately covered.
  2. Freehold from my flat (owned by upstairs) was not transferred to new neighbours and in still old neighbours name. This needs to go to land registry to sort. It’s in the process but no idea on timeframes.

does anyone know the timeframe on this. My solicitor says she doesn’t know. We are only 8 weeks into the process but I am moving out soon to my partners and off on a 2 week holiday. Stressing out my buyers will pull out as it’s complicated

If your solicitor doesn’t know, it’s difficult for anyone else to say. The backlog at the Land Registry is ridiculous. And asking for the application to be expedited doesn’t always work.
