Hi - son is a uni student and this year is changing accommodation letting agents. His old agents were clear that when I signed as guarantor, I was only guaranteeing his rent, and his rent only. The new agent uses different wording, and I'm not clear what they are asking me to guarantee. The wording is:
"The Guarantor hereby covenant and guarantee with and to the Landlord that the tenant will during the terms of the tenancy and any further extension granted thereof observe and perform all the Tenants covenants and conditions and provisions contained to include none payment of rent and in the Tenancy Agreeement AND that if the Tenant shall make default in observing and performing the same then in every such case the Guarantor will pay and make good to the Landord on demand including all losses damages costs and expenses."
The agreement relates to my son only, at a specified rent of £99 per week. What I'm not sure about is the paragraph above includes rent (so what else am I guaranteeing?) and that I also have to make good "all losses damages costs and expenses". I can't tell if these are these limited to non payment of rent only, or could be other damages costs and expenses, and that the amount of these seems to be unlimited.
Can anyone help and explain to me what I would be signing up to here? I do intend to phone the agent later but would really appreciate advice from someone who understands this terminology before I do.
