Hi , I separated from my husband 4 years ago and he stayed in the marital home, owned by us both with no mortgage. He has allowed the property to become derelict with rats etc and I need to get my money out before its value decreases any further. The divorce is only just going through. I have been quoted between 10 and 20 thousand to take him to court to force a sale as he refuses to communicate with me in any way whatsoever. He doesn't even live in the property anymore as it is not fit for inhabitation.
The solicitor I spoke to wants a monthly payment for work done which I can't afford. Does anyone know if any solicitors will take on the case and take out their fee at the end when the house is sold?
Any advice would be greatly appreciated. I have had to phone the police today as I was trying to clear the garden today as environmental health have issued a notice that it has to be cleared and he turned up and threw me and my friend off the property.

Doubt it - the case could run for months on end. Orders for sale are not straightforward. I’m involved in litigation where ex has tried to force a sale. We’ve been to mediation. To date, I’ve spent close to 70k. Would your ex be able to afford a lawyer ?
