Can anyone help me, I am the beneficiary of my house now but he won’t sign the TR1 to get his name off the land registry, does anyone know what form I need to get to to a court order to get him off

You will have to submit a form A and make sure you tick the box for lump sum order (if you are paying a lump sum) and property adjustment order which means that the judge can sign the TR1. Beware though its a long drawn out process

Wasn’t married, he went bankrupt and it went to the trustees, I offered a price to the the trustees and basically won but his name is on the land registry still , this is why I need to signed and he refuses.

What do you mean by you “won”? We’re there court proceedings? If so, the order is your starting point.

I won because the bankrupty never took my house and offered money to keep it, I have the title of deeds in my name but nothing was done about the land registry, they don’t take his name off that, and this is what I need to do.

Speak to a solicitor. At least they can ask you all the questions they need. Sorry, but it's like pulling teeth getting relevant information from you on this thread.

I have spoke to 4 and they all giving me the wrong type of solicitors to speak to, and why it’s not hard to understand, I am the beneficiary of my house as he went bankrupt and his name is still on the land registry!! And he won’t sign.

I'm with Collaborate. What you are saying is not clear and doesn't make sense. You keep saying you won, but it isn't clear what you won. For example, Collaborate asked if there were court proceedings. You didn't answer. You need to speak to a lawyer and give straight answers to the questions they ask.
