Renting rooms...

If someone has a HA flat and rents out all the rooms whilst living there is this allowed? I was under the impression that it was allowed to have lodgers but I’ve heard mixed things on this, I know technically they are suppose to be declaring the income (something they don’t do) but I’m just wondering if they are actually allowed to rent out the rooms in this way? They get enough from it to not have to work or claim any benefits.

I knew someone who lived in a flat owned by a housing co-op. They would rent out the flat on AirBnB. When the Co-Op found out they got in massive amount of trouble, the Co-Op said they either had to surrender their flat (a big loss since it was a lifelong tenancy at very cheap rent) or they would be reported to the police for fraud. Because it was seen as social housing fraud.

I know it was seen as being especially bad because they were subletting the entire flat (and going to stay at their partners while this happened). If it had been just one room maybe it wouldn't have been so illegal... But... I think it still would have been illegal.

Depends on the terms agreed with this particular housing association I guess?

Check your tenancy. The HA I work for doesn't allow it at all.

It depends on the lease. Some let you know in a lodger, some let you sub let the entire place with permission... Impossible to answer op.

My HA allows lodgers but has a strict limit on the number of people allowed to live in the house.
