Currently selling DMs house. DF died 15 years ago, and left everything to her. The buyers solicitor is requesting that DFs name is removed from the Property title. I can't understand why we need to do that. A dead person cannot own a house, what is the legal thinking behind this? And how easy/quick is the process for doing this, if it's necessary?

It is trivial. Complete form DJP and send it to the Land Registry with a copy of the death certificate and a copy of probate. You can do that or your solicitor can do it for you.

The slight complication is that we only have a German death certificate as he died on n holiday. I don't know how we can get a translation for that, or is it also straightforward?

Sorry - mistyped. You need either the death certificate or probate. You don't have to send both. If you need a certified translation of the death certificate, just search Google for certified translation services. You should be able to get it translated for less than £50.
