I have read some of the posts, and if anyone wants free party wall advice just ask. I have completed over 10,000 awards in London and South East.

My neighbours are having a single storey extension

They will pull down the fence (theirs) so they can build along the border of our homes (semi detached)

This means they’ll be about 2 inches away from my conservatory

Ive said that I’m not happy as it means that I won’t be able to get to that side of my conservatory anymore if it needs repairing or the gutters need clearing. I’m also worried that because they’re so close, it may cause damp in my conservatory

She told me it’s happening anyway and she will win in court

Is there anything I can do to stop them building so close to my property? They’ve lived here for 25 years….I’ve lived here for 4 years and the conservatory was on my house when I purchased it

your offer of help is very timely!

I need to serve party wall notice to my neighbours for a side return extension up to the boundary.

how do I start? I’ve been advised to talk to them before I send the formal notice - any advice how to broach it? I don’t know them very well (the more affected side in particular).

secondly on the other side is a resident freeholder in one flat and a non resident leaseholder in the other. Who has the right to give the party wall permission?

thirdly should I attempt to put the notice together myself or is it so complex that I should hire a party wall pro?

is there anything you can advise that will make it more likely that they will consent to the works? They’ve recently completed an extension themselves (the more affected family) but I wasn’t living here when they served notice or started.
