I have a bit of a problem and not sure what to do. My dad intestate died last year. I'm only child and sole beneficiary. He wasn't married to my mum. My mum has written a will leaving her whole estate to me.

Their house isn't registered at the land registry (it's really long leasehold bought in the 70's). I assumed they were joint tenants so that my dads share just passed to my mum automatically but going through the paperwork to apply for administration I have found a trust deed indicating they were actually tenants in common.

I'm not sure what I need to do re probate and the land registry now. Do I need to file the trust deed somewhere? My mum is in poor health too.
