Urgent quick question on conveyancing

DS is a FTB and supposed to complete on Friday. His solicitors have been appalling, a whole thread there. They have had since June but have now, tonight sent him the contract to sign. They have also sent a Land registry form TR1 to be signed and witnessed.
It seems to me this form is for the vendor not the buyer.

Has to be signed by vendor and purchaser if I recall correctly

Phyzzy · 30/11/2020 19:50

Thanks. He's going to sign it with witness and send it even though there is no obvious place for the transferee to sign.

Needs to be signed by both Seller and Buyer. Separate versions of the same document.

They won’t be able to complete without so if he wants to complete on Friday he should call them in the morning and discuss the lack of attestation clause for him. I wouldn’t post it either, I’d drop it back in.

Phyzzy · 30/11/2020 21:32

The form he has is an unsigned copy of the one for the seller. He has signed in the blank space in box 12.
Can't drop it in as solicitor is at other end of uk.
Of course he has learned a hard lesson that he should have used a local firm even at twice the cost, but this isn't an internet conveyancer it's a firm of solicitors. Just 300 miles away.

I am so angry on his behalf at the crap way this company have treated him. Months drift by with no contact, never answer email, never return calls.Promise to ring then don’t, promise to email then dont. They've had 5 1/2 months to do all this.
DS is working flat out 15 hours a day, he's a teacher so can't just pick up the phone. Has after school classes or parents evenings every night and is rarely finished at school before 6pm by which time they are closed to phone calls. .

Hi OP, do you mean there isn't an execution block (ie "Executed by John Smith....." etc for your son at all or that there's also one for the seller on the same document? I'm happy for you to pm me with a question if you'd like. If he's completing on Friday though you/he may need to phone and check. They should be able to e-mail you a replacement if that's the answer so that you aren't waiting for something else to come by post and need to be turned round and sent back in time.

Phyzzy · 30/11/2020 22:19

@GU24Mum just one for the seller I think. Have PMd you.
