What to do with joint property after seperation

Seperated from ex due to DV.

Own a house together that he owns 75% share and I own 25% share.

He's been living there for the last 18 months whilst court proceedings have been happening.

I need somewhere to live and have been told I have just as much right to live there as he does.

Contacted him and asked if he could buy me out? He said he couldn't. I said I needed somewhere to live and wanted to move back into property or would initiate sale of house, he has said that if I want to live there I need to prove to him I can afford the house AND I need to pay him rent for living there.

So he's asking me to pay him mortgage and him rent????

Could someone please help? That can't be true?

Go to court and ask for an order that the property be sold. He doesn't just get to say no he won't buy you out. He either buys you out or it is sold and the proceeds split.

Don’t go back and live with him! Apply for it to be sold.

You really need to take legal advice. If you apply to the court for an occupation order the court has the power to order him to leave, allow you back in, and even that he pays the mortgage and some of the other outgoings. Longer term though it needs to be sold.
